Invest To OWN ResClub Lodge Bradenton, FL

ResClub® now offers a secure path to vacation home ownership combined with an immediate ROI against every dollar invested, along with two proven options for method of operation.

Residence Club International, LLC and affiliates will develop one parcel to accommodate up to one hundred (100) lodge suites and / or condominiums. This development will be in accordance with land use, zoning and building codes set forth by the local building and development department located in: Manatee County, Florida.

Unlike the vast majority of other offerings in the Gulf Coast area, the ownership options presented provide owners the opportunity to capture true "short-term" or nightly rental options (similar to Orlando), as opposed to having strict limits on rental bookings with minimums restricted to 7 day or 30 day periods.

The new Lodge is an exciting addition to the ResClub® Heritage Harbour offering. This is amenity-rich lodging with a lushly landscaped master plan set around an inviting pool and lounge area. There are fitness facilities as well as a welcoming entry lounge and reception area. Everything is in place for effortless lock-and-leave lifestyle.

A matrix of 100 lodge suites will comprise 24 Studio units (365 Sq.Ft), 50 One Bedroom units (627 Sq.Ft.) and 26 Two Bedroom (822-823 Sq.Ft.) units across 4 floors. Each suite owner and vacation rental guests will have access to all amenities offered by the Heritage Harbour Club and Resort.

The most popular choice is for those who wish to fully own their residence upon completion — and to have both personal use of the home combined with rental income potential. Each lodge includes a full golf membership as part of your deeded residence.

Your short-term investment is in a deeded residence you will own upon completion of construction — and in the short-term pays 15% over a 12-month term against your deposit funds, paid out over four dividend payments prior to completion of construction. Upon completion of the fully furnished residence, your short-term investment funds are transferred directly towards the purchase price of your Villa at Heritage Harbour.

Heritage Harbour Golf Course

Designed by Arthur Hills, one of the nation’s legendary golf talents, Heritage Harbour is a beautiful design, in perfect harmony with the subtropical landscape. Hills designed more than 160 golf courses across the country. Originally opened in 2001, the 18-hole, par 72 course is undergoing a sensational makeover and will reopen in Fall / Winter of 2022 — the renovation will include new Bermuda grass greens, fairways, and tee complexes, rebuilt bunkers, and the irrigation system.


 

Use of Proceeds

Proceeds received from this agreement are exclusively for and secured by the purchase of the subject property. The properties have been designed and will be developed for the usage of short-term vacation rentals and/or part of the ResClub Membership Program. Company reserves the right to substitute purchase of equal to or higher value to Company and Subscriber if the opportunity exists. Investment debt garnered by the Company through this agreement shall be senior debt in first lien holder position. Company shall not carry any other debt on property until the senior debt (investment herein) is retired along with all interest owed due and payable to Subscriber.

Ownership Structure & Rights of Securities

The Purchased Units, when issued, sold and delivered in accordance with the terms hereof for the consideration expressed herein or therein, will be duly and validly issued and fully paid and non-assessable.

Risks & Disclosures

A purchase of a Membership Right involves a high degree of risk and, therefore, should be undertaken only by qualified investors whose financial and other resources are sufficient to enable them to assume these risks. Prospective purchasers should carefully consider risk factors, in addition to all other information contained in the Subscription Agreement, before purchasing a Membership Right. Prospective purchasers should carefully consider, among other factors, the matters described within the Subscription Agreement, each of which could have an adverse effect on the Company’s ability to pay annual returns to the owners of Membership Rights under the program in which purchasers are participating (Returns). When considering the risk factors and other considerations described below, prospective purchasers should understand that the proceeds from purchases of Membership Rights will be used to acquire real estate, and the Membership Rights and Returns that may be payable there under will therefore depend to some extent on the Company’s ability to procure a sufficient number of subscriptions be able to confer the benefits contemplated by the program. The following discussion of real property with respect to the Company and the attendant risks should be read to include the Company’s interest in the real property and, by virtue of the Membership Rights, purchasers’ indirect dependence on such real property with respect to their Returns, as well as their ability to use and enjoy such real property.
