Residence Clubs International, LLC, will contract to purchase six, short-term rental zoned lodge properties within Sapey Golf and Country Club, Wyldecrest Parks, Upper Sapey, Worcester WR6 6XT, United Kingdom for the operation of engagement and expansion of the European ResClub® Membership Program. This development will be in accordance with land use, zoning and building codes set forth by the local building and development department.
The properties have been designed as part of the ResClub® Membership Program. Specifically, for the properties that will be part of the ResClub® Membership Program, additional revenue will be generated through short term rentals via a large international property management company, as well as various revenue streams tangential to the Membership Program.

Sapey Golf & Country Club enjoys a tranquil location surrounded by scenic countryside set on the rolling hills that separate Worcestershire from Herefordshire. The Club is well placed for Ludlow, Leominster, Tenbury Wells, Stourport, Bromyard, Worcester and Hereford, with The Shropshire Hills Area of Outstanding Natural Beauty nearby. Sapey Golf and Country Club has a selelction of lodges which can be booked individually or together, designed to welcome golfers and non-golfers alike! Established in 1990, ownership transferred to Wyldecrest Parks in 2017 and a plan of refurbishment and improvements undertaken with the Lodges at Sapey Golf & Country Club opened in November 2018.
The Lodges at Sapey Golf & Country Club are located on the surrounding area of the golf course, just a short walk from the car park. All include a decked area with patio furniture to take in the views - you may even see a hare or a muntjac deer wandering along and at night, while barn owls often sit on the deck posts to survey the area! The centrally-heated lodges are fully equipped with everything you need with the clubhouse offering restuarant meals to enjoy overlooking the 18th fairway and green, or from the outdoor balcony. Each lodge has its own hot tub on the decking for your enjoyment day or evening, whatever the weather!
Sapey Golf & Country Club was established in 1990 as an 18 hole course occupying a site of 35 hectares (86 acres), with a 9 hole par 3 golf course was added in 1999 on a further 9 hectares (22 acres) of adjoining land (see additional information for golf course details).
Note: There is no ResClub® vacation program usage associated with the pure, short-term vacation investment program.
Use of Proceeds
Proceeds received from this agreement are exclusively for and secured by the purchase of the subject property. The properties have been designed and will be developed for the usage of short-term vacation rentals and/or part of the ResClub® Membership Program. Company reserves the right to substitute purchase of equal to or higher value to Company and Subscriber if the opportunity exists. Investment debt garnered by the Company through this agreement shall be senior debt in first lien holder position. Company shall not carry any other debt on property until the senior debt (investment herein) is retired along with all interest owed due and payable to Subscriber.
Ownership Structure & Rights of Securities
The Purchased Units, when issued, sold and delivered in accordance with the terms hereof for the consideration expressed herein or therein, will be duly and validly issued and fully paid and non-assessable.
Risks & Disclosures
A purchase of a Membership Right involves a high degree of risk and, therefore, should be undertaken only by qualified investors whose financial and other resources are sufficient to enable them to assume these risks. The following discussion of real property with respect to the Company and the attendant risks should be read to include the Company’s interest in the real property and, by virtue of the Membership Rights, purchasers’ indirect dependence on such real property with respect to their Returns, as well as their ability to use and enjoy such real property.

18 Hole Rowan Golf Course
The 18 hole golf course extends to 6,003 yards (par 69) from the white tees and was laid out in 1990 to a design by Ross McMurray. The course comprises six par 3s, nine par 4s and three par 5s arranged in two loops of 9 holes starting and finishing at the clubhouse.
The picturesque course provides an enjoyable challenge for all levels of golfer and receives acclaim from those who play it.
The course’s signature hole is the testing 9th hole, Par 4 375 yards. From the Gent’s tees the drive is across two lakes with a carry of over 150 yards, The hole is a dogleg right but a drive needs to stay left to enable a view of the green which is positioned in a recess area. The second shot needs to be carefully stuck to ensure a ball isn’t under hit and stays above the green or over hit and goes through the green into rough.
Other notable holes include:
Hole 8 (par 3) 174 yards. From an elevated tee the ball needs to negotiate a multitude of hazards surrounding the 8th green.
In front of the green is a gully holding water which will trap any under hit approaches. The back of the green falls away into a pond and the left side of the green is again protected by a pond. Finally a shot coming up short and right will be devoured by a pond Hole 18 (par 4) 374 yards. With the end in sight, the clubhouse and club flag are visible, but to relax would be a mistake. A fairway bunker up the right will capture errant drives and the approach to the green needs to avoid the bunker protecting the front left and the larger bunker greenside on the right.
The golf course is presented to a high standard. The greens and tees are constructed to USGA sand based specification with automatic irrigation, with year round playing surfaces.
9 Hole Oaks Golf Course / Footgolf Course
The 9 hole par three golf course is positioned to the east of the clubhouse, across the B4203. Golfers access the course via a traffic light controlled crossing point. Laid out in 1999 to the same standard as the main course (including irrigation to greens and tees), the course extends to 1,203 yard (par 27) from the white tees.
Playing over undulating terrain, and partially set amongst mature woodland, the course is an ideal facility for those challenged for time or wishing to hone their short game skills.
The Oaks Course also doubles as a fine 9 hole footgolf course and is part of the UK Footgolf network. Footgolf holes are cut into the greens, making this a very challenging course to play – the sloping terrain and close proximity of woodland on many holes bringing added difficulty.
